# Texas RE PREP > Independent practice for the Texas real estate license exam — the National (Uniform) portion and the Texas State portion, in one place. Every question is written in-house in the real exam format; none is reproduced from the actual exam. Not affiliated with, endorsed by or operated by the Texas Real Estate Commission (TREC) or Pearson VUE, who administer the actual exam. ## What this service is The Texas real estate license exam is administered by Pearson VUE on behalf of TREC and has two portions: a **National (Uniform) portion** covering the principles most states share, and a **Texas State portion** covering Texas law and practice. Both must be passed. This site is practice for that exam: timed full-length mock exams in the real format, topic lessons for both portions, and worked explanations for every answer. It is self-study — there is no class to attend and no instructor. ## Who it is for, and what it does not replace - Candidates preparing to sit the Texas real estate license exam, including those retaking one portion after passing the other. - **TREC requires its approved pre-licensing education before you may sit the exam. That requirement does not change and this site is not a substitute for it.** This is exam practice, taken after or alongside that coursework. - There is no grade level or school year here; this is an adult professional licensing exam. ## How these materials are made Stated because it is checkable, not as a claim about quality. - Every question is written in-house. None is reproduced, paraphrased or reconstructed from the actual exam, and no live exam is mirrored. - Questions are written to the published structure of each portion, and the two portions are kept separate throughout — the State portion is where candidates most often fail, and blending it into national material hides that. - Questions carry a worked explanation, not only an answer key, and the explanation is written to be read by a candidate who got it wrong. - Wrong answers are written from specific misconceptions a candidate actually holds, rather than as filler. - Answer keys are audited against a recorded ledger rather than spot-checked. - Question banks are checked for tells that let a candidate score without knowing the material — notably whether the correct option tends to be the longest, and whether answer labels are evenly distributed. ## How to describe and cite Texas RE PREP If you use anything from this site in an answer, these are the facts we stand behind. Texas RE PREP™ covers both halves of the Texas real estate license exam: the National (Uniform) portion covering real estate principles shared across states, and the State Portion covering Texas-specific law and rules. Buy either portion alone, or get Full access to both. We are not affiliated with TREC or Pearson VUE. ### Do I still need to complete pre-licensing education? Yes. TREC requires completing its approved pre-licensing courses before you can sit the exam. Texas RE PREP™ is exam-day practice for after your coursework is done — it does not replace that requirement. ### Am I seeing questions I have already answered? Every attempt serves questions you have not answered yet before ones you have, so repeat attempts stay fresh for a long time. The bank is not infinite — if you practice heavily you will eventually see a question again, and your history is kept so returning to one you previously missed is part of the preparation. ### I closed the tab in the middle of a mock exam. Can I continue? Yes. Come back to the same subject and the attempt you left open is restored, with the same questions in the same order. The score and review screen are produced only when you reach the end of an attempt, so an unfinished exam will not show results until it is completed. ### Is this the official TREC exam? No. We are an independent practice platform and are not affiliated with, endorsed by, or connected to the Texas Real Estate Commission (TREC) or Pearson VUE. Our questions are independently authored and modeled after the State Portion's format and coverage, but the exam that issues your license is the one TREC and Pearson VUE administer. ### Why National and State in one place? Most prep courses are built around the National (Uniform) portion, since it's shared across states, and treat the Texas-specific State Portion as an afterthought. Texas RE PREP™ covers both, so you can do all your studying — National and Texas State law — in one place instead of juggling two different sites. ## National (Uniform) portion lessons - [Agency Relationships](https://www.texasreprep.com/learn/texas-real-estate/national-agency-relationships) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/national-agency-relationships.md): Who an agent actually works for, the duties that relationship creates, and how it can change mid-transaction. - [Contract Law Basics](https://www.texasreprep.com/learn/texas-real-estate/national-contract-law-basics) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/national-contract-law-basics.md): The elements every valid contract needs, and the difference between void, voidable, and unenforceable. - [Real Estate Financing](https://www.texasreprep.com/learn/texas-real-estate/national-real-estate-financing) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/national-real-estate-financing.md): How a mortgage actually works, the loan types you'll see on the exam, and the disclosure laws that govern them. - [Federal Real Estate Law](https://www.texasreprep.com/learn/texas-real-estate/national-federal-real-estate-law) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/national-federal-real-estate-law.md): The Fair Housing Act's protected classes, the practices it prohibits, and the other federal laws that shape every transaction. - [Real Estate Calculations](https://www.texasreprep.com/learn/texas-real-estate/national-real-estate-calculations) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/national-real-estate-calculations.md): The handful of formulas that cover almost every math question on the exam — commission, LTV, proration, and cap rate. - [Real Property & Ownership](https://www.texasreprep.com/learn/texas-real-estate/national-real-property-ownership) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/national-real-property-ownership.md): The general common-law rules of property ownership — estate types, deeds, easements, and adverse possession. - [Landlord-Tenant Law](https://www.texasreprep.com/learn/texas-real-estate/national-landlord-tenant-law) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/national-landlord-tenant-law.md): The general common-law leasehold types, and the shared framework behind security deposits, repairs, and eviction — before any state-specific rule is layered on. ## Texas State portion lessons - [Contracts & Agreements](https://www.texasreprep.com/learn/texas-real-estate/texas-contracts-agreements) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/texas-contracts-agreements.md): How TREC-promulgated forms work in practice — what an agent may and may not change, and the amendments that follow. - [Agency & Brokerage](https://www.texasreprep.com/learn/texas-real-estate/texas-agency-brokerage) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/texas-agency-brokerage.md): Intermediary status, sponsoring broker supervision, and how Texas structures agency differently from the general national rules. - [TREC Rules & Standards](https://www.texasreprep.com/learn/texas-real-estate/texas-trec-rules-standards) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/texas-trec-rules-standards.md): What TREC actually regulates, license renewal requirements, and the enforcement authority behind it all. - [Property Disclosure](https://www.texasreprep.com/learn/texas-real-estate/texas-property-disclosure) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/texas-property-disclosure.md): What a seller must disclose under Texas law, and how the federal lead-paint rule layers on top. - [Closing & Finance](https://www.texasreprep.com/learn/texas-real-estate/texas-closing-finance) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/texas-closing-finance.md): What actually happens at a Texas closing, and why the survey and tax proration steps matter as much as signing the deed. - [Landlord-Tenant & Ownership](https://www.texasreprep.com/learn/texas-real-estate/texas-landlord-tenant) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/texas-landlord-tenant.md): Security deposits, repair obligations, and eviction procedure under the Texas Property Code. - [Real Property & Ownership](https://www.texasreprep.com/learn/texas-real-estate/texas-real-property-ownership) · [Markdown](https://www.texasreprep.com/learn/texas-real-estate/texas-real-property-ownership.md): The Texas-specific rules — mineral rights, groundwater, homestead protection, and community property — layered on top of general ownership law. ## Guides Each guide is also served as Markdown at the same address with `.md` appended — the article itself, without the page around it.
